Flemington

Property Management Package

From a landlord's point of view - Flemington

We approached Melissa Opie late 2012 as a buyers agent to assist with the purchase of an investment property in inner city Melbourne.

From the first time we met her, my wife and I were impressed with firstly, her passion and expert knowledge of the real estate industry and secondly the time and effort she invested to find out all about our aspirations as investors.

In the weeks following the meeting she educated us about the state of the market and what our budget would enable us to purchase and had  presented us with an array of potential inner city dwellings that could deliver the investment returns we were seeking. When we finally set our sights on a property in Flemington that Melissa had identified as having a failed selling campaign, she represented us at the auction of the property and successfully negotiated a competitive purchase price on our behalf when the property was passed in to her.

Throughout the last three years Melissa has managed our rental property with her team  – always  seeking to ensure that it was not only well cared for but equally ensured that the best available rental return was extracted for us as landlords. The property was never vacant and the rental was at a higher level than other similar properties in the area.  When it came time to eventually selling the property in November 2016 we engaged Melissa as our vendors advocate.  She project managed some renovations on our behalf in order to maximise the sale potential and orchestrated a professional and smooth marketing and auction plan that resulted in the property selling $225,000 above the reserve price.

Melissa has delivered all of what we had hoped to achieve with our investment property and more.   Our investment property went up 55% in just 4 years (13.8% pa). We would highly recommend her services to anyone seeking a professional buyers advocate, vendor advocate or property manager willing to go the extra mile.
