Melbourne Property Restrictions Eased, Private inspections permitted!

As of 11:59pm last night, Melbourne real estate agents are now allowed to hold one on one private inspections for residential sales and residential rental properties following Sunday’s announcement by Victorian Premier Daniel Andrews. This is a great relief for agencies and anybody needing to buy, sell or rent.
Property inspections cannot not exceed 15 minutes and the agent must adhere to strict OH&S procedures including keeping a register of attendee’s names and hold the appropriate permits. A housemate, or partner and children are also allowed at the inspection.
This time of year the Melbourne property market is usually buoyant during the Spring selling season, but was practically put on hold early August as soon as inspections were banned. The ban on inspections was meant to be in place until October 26th but brought forward as the number of newly diagnosed COVID-19 cases continued to fall in Melbourne.
Whilst buyers and renters will be able to travel more than 5km from home to inspect the property, they are not allowed to travel to regional Victoria to attend a property inspection.
For Vendors who need to launch into a sales campaign, professional photography and styling is allowed however no allowance has been made for an agent to conduct onsite appraisals. Appraisals can however be made virtually.
With the easing of restrictions now in place, it should allow more normal processes to be undertaken so we expect to see a burst of activity with people wanting to make a move before Christmas.
