If urgent repairs are required, the tenant should first take reasonable steps to contact the agent to fix the problem. Any repairs arranged by the tenant outside of normal business hours will be at the tenant’s expense, unless it is proven to be an emergency. Should you have an urgent repair after hours please contact our tradesman on the following telephone numbers listed below then contact your Property Manager the next business day to advise of the situation. You will be required to obtain any receipts and forward to our office for reimbursement.
Emergency Repairs include:
- A burst hot water service
- A blocked or broken lavatory system
- A serious roof leak
- A gas leak
- A dangerous electrical fault
- Flooding or serious flood damage
- Serious storm damage
- Failure or breakdown of any essential service or appliance provided by the rental provider or agent for hot water, water, cooking, heating or laundry
- A failure or breakdown of the gas, electricity or water supply
- Any failure or damage that makes the rental premises unsafe or insecure
Please ensure it is an emergency repair. If it is not an emergency repair, please contact the office the next business day and place your request in writing. A further explanation, if required, is outlined in your copy of Your Rights and Responsibilities Booklet.
If you have an emergency situation whilst out office is closed, please contact the relevant tradesperson below and they will assist you. If the tradesperson is not available, please leave a detailed voicemail message for them and they will return your call. Please ensure you email rentals@kpi.net.au you have had to call for an emergency tradesperson.
Owners Corporation (Body Corporate Buildings). These buildings have a manger sign on teth exterior of the building and an emergency number should be contacted for roof leaks and general sewer blockages, failure of common body property equipment such as lifts, garage gates etc.
General Power Failure In the case of the whole building or nearby outage, contact your energy supplier.

Lockouts If you have locked yourself out of the rented premises after hours it is your responsibily to call out a locksmith at your own cost. Lockouts are not an urgent repair.
